1. Every Part of New Smyrna Beach Feels a Little Different

One of the biggest misconceptions about moving to New Smyrna Beach is that choosing a home is simply a matter of deciding whether you want to live beachside or mainland.

There's much more to it.

You can find historic homes beneath beautiful oak trees, waterfront properties with docks in the backyard, beachside bungalows, oceanfront condos, golf communities, newer construction and homes with enough land for your boat, RV and all the toys.

That's why we always tell buyers to choose the lifestyle first and the house second.

2. Yes, You Can Drive on the Beach

This is one of the things newcomers either think is incredibly cool—or can't believe is actually a thing.

Certain sections of New Smyrna Beach allow vehicles directly on the sand. Load the chairs, cooler, surfboards and kids into the car and head down to the beach for the day.

There are also traffic-free beach areas if that's more your speed.

Beach access and driving rules can change seasonally or because of conditions, so always check current Volusia County information before heading out.

3. If You Love Boating, You're Going to Love It Here

New Smyrna Beach is a boating town.

Between the Intracoastal Waterway, Indian River, Ponce Inlet and easy access to the Atlantic, boating and fishing are a huge part of life here.

Depending on where you live, your weekend might start by walking into your backyard, lowering your boat from the lift and heading toward the inlet.

There always seems to be something happening—from wine walks and art events to live music and holiday celebrations.

Living close enough to walk, bike or golf cart to Flagler is a completely different lifestyle from living farther inland, so location matters.

5. Canal Street Deserves Just as Much Attention

Flagler gets plenty of attention, but Historic Canal Street on the mainland is another big part of New Smyrna Beach.

You'll find restaurants, shops, galleries, events and some of the city's history here. Between Canal Street and nearby Riverside Drive, this part of town has a completely different feel from beachside—and that's part of what makes NSB interesting.

You don't have just one downtown. You get a few different pockets, each with its own personality.

6. Golf Carts Are Basically Part of the Lifestyle

You'll see plenty of golf carts around New Smyrna Beach, particularly in neighborhoods close to the beach and downtown areas.

But owning a golf cart doesn't mean you can legally drive it everywhere.

Rules depend on the road, vehicle classification and designated areas, so don't rely on what you see everyone else doing. Check the current city and state regulations before planning your new golf-cart commute to dinner.

7. Hurricane Season Is Part of Coastal Florida Life

Living near the water comes with responsibilities.

Hurricane season runs from June through November, and experienced Florida homeowners learn to prepare rather than panic.

When you're buying a home, pay attention to the roof age, windows, flood zone, elevation, drainage and insurance options. Waterfront and oceanfront homes can come with additional considerations.

Those aren't necessarily reasons not to buy a particular home. They're simply things you should understand before you buy it.
